Rental Procedure

As an independent real estate agency focusing solely on Bangkok property rentals, we are not tied to any particular landlords or building developments – so when you enquire through us you can be sure of receiving the most comprehensive and unbiased choice of rental properties available today.

Because we specialise in Bangkok property rentals only, we like to think we know the market better than anyone, and we are proud to put this combined knowledge and more than 50-years of experience to work for you.

You may enquire about a particular listing on our website, or you can provide us with your requirements for us to draw-up a viewing programme. In either case within 24-hours of contacting us with your requirements, we will prepare the details and arrange a convenient time for you to visit your selected properties. We have transportation and can collect you from anywhere in Bangkok.

Once you decide on a new home, you will need to pay a booking fee equivalent to the first month’s rent. This amount will be credited against the final amount you need to pay before you move in.

When the booking fee is paid the property is taken off the market and a Lease Agreement is prepared. Whilst we have our own Lease Agreements some landlords prefer to use their own – in which case we will negotiate the terms on your behalf to ensure they are fair and meet industry standards.

With very few exceptions, lease contracts will be for a minimum one-year and cannot be broken without the loss of your deposit – unless a special ‘diplomatic clause’ is included.

Once the Lease Agreement is finalised, and before moving in, you will be required to pay a further two months’ rent as a deposit which will be refunded to you (less any deductions for unpaid bills or damage) within 30-days of the end of the tenancy. This is standard in the Bangkok property rental market.

This means that the equivalent of three months’ rent is required to be paid up-front before you move in.

Once the tenancy begins, your new home will either be managed by the landlord, or in some cases, by Sukhumvit Condos. Lease renewals are a simple procedure and if you decide to stay on you will need to inform us at least two-months before your Agreement is due to expire.
